About King’s Family Restaurants
King’s Family Restaurants is a long-standing regional chain headquartered in Greensburg, Pennsylvania. The company was founded in 1967 with a single family-style restaurant in North Versailles, quickly building a reputation for approachable comfort food and a welcoming atmosphere. Over several decades, King’s grew steadily and became a familiar name throughout Western Pennsylvania, at one point operating more than 30 locations and serving as a popular gathering place for local communities.
A notable milestone in the company’s history occurred in 2015, when King’s was acquired by Kelly Capital, a private investment firm based in San Diego. This change in ownership marked a new chapter, focused on streamlining operations and strengthening the brand’s core presence. In 2017, King’s underwent a significant downsizing, closing 11 restaurants in a single day and reducing its footprint to five locations. As of November 2025, King’s Family Restaurants continues to operate these five stores, all situated in Western Pennsylvania, with no announced plans for new openings or franchising.
Today, King’s maintains its traditional sit-down dining format, offering breakfast, lunch, and dinner with a menu centered on classic American fare. The company’s signature dessert, the Frownie Brownie, remains a regional favorite. In recent years, King’s has adapted to changing consumer habits by introducing online ordering and limited delivery options, while staying focused on its established footprint in suburban and small-town markets.
For landlords, brokers, and developers, King’s Family Restaurants stands out as a stable, regionally recognized tenant with deep roots in Western Pennsylvania. The brand’s commitment to maintaining its legacy and serving loyal customers has helped it remain a credible choice for suburban retail centers and freestanding restaurant sites, even as its operating model has become leaner and more focused over the past five years.
