The business traces its roots to 1962, when founder Lorne Hiers opened a small swimwear shop called Lorne’s in Newport Beach, California. Over time, the concept shifted from a beach-focused store into a juniors fashion retailer, and the Wet Seal name emerged as the brand moved into malls and broadened its assortment. That early pivot from a single swim shop to a juniors chain set the tone for several decades of expansion.
Through the 1980s and 1990s, Wet Seal grew into a national mall-based chain and relocated its headquarters to Foothill Ranch, California. A notable milestone in that growth story was the acquisition and operation of Arden B, a separate women’s apparel concept aimed at a slightly older and more fashion-forward shopper. Arden B shared corporate infrastructure with Wet Seal but filled a different niche in the same centers, which increased the company’s footprint in many malls and lifestyle projects. Public-company status gave Wet Seal access to capital that supported store openings, remodels, and an early push into online selling.
At its height in the early 2010s, Wet Seal operated hundreds of stores across the United States, heavily concentrated in regional malls and outlet environments. Stores focused on fast-changing assortments of juniors apparel, footwear, and accessories designed to capture frequent visits from younger shoppers. For landlords and leasing teams, the brand functioned as a recognizable in-line fashion name that helped drive teen traffic and complemented larger anchors and entertainment uses.
The retail landscape shifted quickly in the mid-2010s. As consumer spending moved online and mall visits declined, Wet Seal struggled with intense fast-fashion competition and the fixed costs of a large brick-and-mortar fleet. The company closed underperforming locations and shuttered the Arden B chain by 2015 in an effort to stabilize the business. Those measures did not reverse the trend. Wet Seal ultimately filed for bankruptcy, shut down its remaining physical stores, and transferred its intellectual property through bankruptcy proceedings.
As of January 2020, Wet Seal’s presence is effectively limited to its brand and any residual or licensed online activity rather than a staffed corporate platform with a store development pipeline. Data sources that still show substantial revenue or employee counts are best understood as historical snapshots from the brand’s operating years, not evidence of a current chain. Over roughly the last five years, the story has been one of contraction: a broad in-mall portfolio has been reduced to a legacy name with no verifiable active store fleet, no published site requirements, and no identifiable real estate contacts.

Its former units provide useful comps on historic junior-apparel formats, typical in-line sizes, and how teen-focused fashion once performed in enclosed malls and outlet settings. The brand itself, however, should be viewed as inactive from a new leasing perspective rather than a candidate for future deals.
